Proposal includes constructing a new retail warehouse, fuel station and car wash on two separate parcels, with additional lots for future development.
The parcels are located between Tumwater Boulevard and Prine Road, and include tax parcel numbers 09230009001, 09230003000, 09230017000, 09230011001, 09230023000, & 09230011003.
The application proposes to complete a boundary line adjustment to reconfigure 9 existing parcels to align parcel boundaries with proposed development.
The project includes a new retail Costco warehouse on a 22.5-acre parcel with approximately 166,157 square feet of total building footprint area. Shipping and receiving docks for the warehouse and Market Delivery Operation (MDO) will be located on the north and northwest faces of the building. In addition to the building, the site will be improved with paving, landscaping, lighting, and utility infrastructure to serve the development, including water, sewer, power, gas, and communication service.
On-site circulation improvements include the dedication of new right-of-way, which will be improved with a new public street (Tyee Drive SW) extending south from Tumwater Blvd SW and providing access within the project site. A new roundabout within the Tumwater Blvd SW right-of-way will connect into the new segment of Tyee Drive SW. The new street will include three roundabouts, one at the intersection of Tumwater Blvd SW, and two within the project site for access to the proposed and future developments. A private accessway will extend from the east of the central roundabout to provide access to Lots 5-7, and the remaining lots will maintain direct access to Tyee Drive SW and/or be served via private accessways.
Utility improvements include stormwater infiltration facilities, extension of existing public sewer and water facilities, and fire hydrants to provide adequate services for each parcel.
Open space on the project site consists of perimeter buffer landscaping along all parcel boundaries and parking lot trees within landscape islands. The buffer is a varying width (at least 8’ to meet City standard) along the perimeter of the parking lot and consists of a mixture of evergreen and deciduous trees, native shrubs and grasses, turfgrass lawn areas, and a proposed 24,631 square foot bioretention area. Lastly, a 111,400 square foot tree tract will be created in the southeast corner of the overall property to meet tree retention requirements. Trees within the parking lot will be placed within the landscape islands to provide ample shade for vehicles.
